Vous pourrez remarquer que la plupart des évèments tels que le Salon de l'Agriculture (du 27 février au 7 mars, je vous le conseille si vous voulez tester et connaitre de très bonnes spécilaité régionales et internationales avec 80 pays représentés dans le plus grande ferme de France! ) et la Foire de Paris ( du 29 avril au 9 mai) se trouvent aux Parc des Exposition à la Porte de Versailles dans le 15ème arrondissement.
Sur Paris Reference nous avons l'appartement #101b situé juste devant!

Les autres appartement du 14ème tels que l'appartement #110 et du 15ème tels que l'appartement #103b sont également très bien situé pour rejoindre en transports, la Port de Versailles. ( le tram s'arrete juste devant le parc des expositions!)

#104g rue des Filles du Calvaire dans le 3ème arrondissement, ayant su intégrer le moderne et le classique, proche du quartier de la république #104h rue Vernier dans le 17ème arrondissement proche du Palais des Congrès et le #104i rue Vivienne dans le 2ème arrondissement, moderne et décoré avec goût, proche de l'Opéra Garnier.
Souhaitons-leur donc la bienvenue et beaucoup de réservations pour 2010!

En cette fin d'année 2009, le site de Paris Référence a accueilli 10 nouveaux appartements! Certains ont déjà été mentionné dans les notes précédentes. Trois sont situés dans le 15ème arrondissement.
Deux sont dans le même immeuble, Rue de Vaugirard #103b et appartement #103c, un autre appartement Rue Blomet #103. Comme nouvelles entrées dans le 2ème arrondissement appartement rue du Beauregard #104c , et la chambre #101c rue Jaucourt (qui est vraiment parfaite si vous avez un petit budget et que l'espace ne vous n'est pas primordiale pour votre visite à Paris).
Dans le 1er arrondissement l'appartement #104 rue Lombard et dans le 5ème l'appartement #104b rue du petit pont font partie des derniers venus.
Nous sommes également très content de voir que la plupart de ces nouveaux appartements sont en instant booking!( 7/10).

Another week has gone and we are approaching Christmas Holidays and the New Year. In spite of the indexing problems with google we have received several reservations for Paris. People from Italy, Spain, Germany that can't look forward to visit this marvellous city, yes it is really marvellous, you don't understand how much it is until you see it with your own eyes. Another important thing has happened in these days, owner's begin to contact us without being called by us first, so it means they find our site and like it and are happy to add their apartment on our site. This makes us think positive and look for a brilliant year 2010!

Lt's face it, ParisReference has slowed down a little. We have been too busy developing Cities Reference and we keep having indexing problems with google that seem hard to solve and a few owners left the website as a consequence (notably three, listings 109, 141, 157).
We all know that 'free' is not enough nowadays, owners and managers also need bookings and they're right, since featuring the apartment in many different websites is tiresome. We do have some good news though since we're back on it and throwing in fresh new money on Paris Reference SEO and we'll likely solve the google issue sooner rather than later. In the meanwhile new apartments have added up: Boulevard de Vaugirard, listing 101; PORTE DE VERSAILLES, 15ème- Boulevard Victor-#101b and CHAMPS ELYSEES- Rue de la Trémoille- #102.

Voici notre dernière nouveauté:

Un Appartement Rue Campagne Première, dans le 14ème arrondissement de Paris.
La rue Campagne Première, l'une des plus sympathiques du quartier de Montparnasse, rivalise presque avec Montmartre pour sa sélection d'artistes, d'ateliers, et d'activités de création dont elle constitue le pôle central depuis le début du XXème siècle. Mais cette rue possède également une sélection de charmants cafés, restaurants, et lieux de prédilections, parfaits pour se détendre, un après-midi ensoleillé, après avoir visité l'exposition Rock'n Roll de la Fondation Cartier, située à proximité. Time to update on the new entries, it's been a pretty proficient beginning of the year and even though a couple of owners haven't yet confirmed their apartments we'll just list what we got in 2009.
A new development is how many upmarket apartments are coming our way, we're talking here of big time show off apartments that can be used for business dinners or plain show off, in the above criteria order:
1- Musee d'Orsay apartment in the 7me, windows with view on the prestigious facade of the Museum, listed as 100
2- Champs Elysee apartment in the 8me, in Rue de Penthievre, real number one show off, if somewhat ancien regime. Listed as 155.
3- Pyramides top floor spacious apartment, smack downtown 1st arrondissement, with view on the roofs. So far we're talking of 80sq mts apartments with two bathrooms and two bedrooms, real rarities in Paris. Listing 148.
4- Rue des Bourdonnais apartment 1st arrondissement, just renovated, really chic and modern choice. Listing 153.
5- Rue des Pyramides studio, on the smaller size, but first choice. Listing 154.
6- Rue du Cherche Midi apartment in the heart of the 6me arrondissement, an area that doensn't need introduction. Listing 151
7- Rue du Mont Cenis apartment in the 18me, modern and just renovated apartment. Listed as 156.

Les Hôtels à Paris VS les Hôtels à Rome

Les prix diffèrent entre Rome et Paris, cf. l'Index du Prix des Hôtels. Dans un post précédent, j'avais souligné combien il était surprenant que les prix des hôtels à Rome soient si élevés par rapport à ceux de Paris, si l'on regarde le flux touristique des deux capitales, qui évolue en sens inverse.
Je voudrais compléter mon raisonnement précédent, en ajoutant quelques données. Je pense qu'une manière plus subtile de regarder le prix des hôtels, par rapport aux statistiques officielles du flux touristique (qui donne Paris 5 fois plus visitée que Rome) est le nombre de recherches sur google. Ce chiffre indique qu'il s'effectue par mois, en moyenne 1 000 000 recherches d'un hôtel à Rome (la plus grosse demande est sur les hôtels de Rome) pour 2 240 000 à Paris. Il s'agit donc d'un chiffre légèrement supérieur au double, qui, franchement, fait sens vu le prix des hôtels à Rome. La prochaine question est, si nous arrêtons de croire que ce chiffre indique une demande double pour Paris, quelle est l'offre proposée? Le Bureau deTourisme de Paris répond:
Paris a le plus large choix d'hôtels du monde, avec un pannel de prix variés, où chacun peut trouver ce qu'il recherche. Choisir parmi 75 000 chambres, réparties dans environ 2000 hôtels, apparthôtels, centres de camping et autres al fresco options, centres de jeunesse, locations d'appartements ou de maisons privées.
Contrairement à Rome, qui, je cite le NewYork Times:
Rome se vante de ses 720 hôtels et pensions comprenant presque 60 000 lits, dans plus de 30 000 chambres. La plupart sont de prix moyens et de catégorie haut de gamme (de 3 à 5 étoiles selon les listes officielles), un peu moins d'un cinquième des lits sont dans des hôtels 1 à 2 étoiles ou dans des pensions.
Ainsi, finalement, si tout rentre en place, Paris a 1,2 fois plus de demandes touristiques et grossièrement 1,5 fois plus de logements hôteliers. Laquelle de ces deux capitales -Paris ou Rome- à le plus besoin de notre service de locations de vacances? Je pense toujours qu'il s'agit de Rome.

Une année après, les appartements...

Ok, il est temps de résumer. ParisReference.com est en ligne depuis 1 an à présent. Allez tout d'abord regarder nos appartements. Nous avons désormais 50 locations d'appartements de vacances actives, dont 68% sont également gérées par une autre agence. C'est un problème car les agences ajoutent des taxes et par conséquent les prix vont au-delà des prix compétitifs de référence. Nous cherchons à résoudre ce problème en 2009 et reversons le pourcentage en faveur des propriétaires directs des appartements (dans notre site internet de Locations de vacances à Rome, seulement 2,5% des appartement sont gérés!). Cependant, les appartements qui ne sont pas gérés sont dans la plupart des cas de très bonnes offres et nous sommes heureux de les recenser sur notre site, où ils sont classés dans l'ordre qui nous semble refletter la meilleure valeur financière selon notre algorythme (par rapport aux prix tout compris pour 2 personnes en basse saison):

3) Paris Les Halles Appartement n°141, 750 euros

4) Pyramide Appartement de Vacances n°148, 1428 euros (c'est davantage du haut de gamme, mais sa valeur vaut chaque euro dépensé)

7) Paris Nation Appartement de location de vacances n°139, 749 euros

8) Musee d'Orsay Appartement de vacances n° 140, 1400 euros (immeuble très prestigieux, et appartement de grande valeur)

9) Rive Gauche Appartement n°142, 1160 euros.

Le plus important est que nous avons finalement inauguré les sous-locations à Paris, elles constituent une belle opportunité pour gérer au mieux votre budget si nous n'êtes pas trop exigeant sur le fait d'avoir tous les conforts et d'être dans des hôtels standards.

Sehen wir uns erstmal die Wohnungen an.
Wir haben zur Zeit 50 aktive Ferienwohnungen, von denen 68% von anderen Agenten verwaltet sind. Das ist ein Problem, weil diese Agenten ihre Kommissionen hinzufuegen und daher die Preise hoch werden. Diese Situation wollen wir im Jahr 2009 loesen und die Anzahl der Wohnungen , die von den Eigentuemern direkt kommen, erhoehen. (Auf unserer Webseite fuer Ferienwohnungen in Rom sind nur 2,5% der Wohnungen von dritten gemanagt!).

Ok, time to recap. ParisReference.com has been online one year now.
Let's look at the apartments first.
We've got 50 active vacation rental apartments now 68% of which are managed by other agents. This is a problem because agents add on their fees and therefore prices go over the competitive benchmark. We mean to solve this problem in 2009 and reverse the percentage in favor of owners direct apartments (in our Rome vacation rental website only 2.5% of apartments are managed!).
However those apartment which are not managed are in the most part very good deals and we're proud to list them, here they are in the order we think represents best value for money attending our algorythm (beside the price all inclusive for 2 in low season):

Paris hotels VS Rome hotels

Price differences between Rome and Paris, re: Hotel Price Index.
In my previous post I was stressing how surprising it is that hotel prices in Rome should be higher than Paris, looking at the difference in tourist inflows between the two capitals which go in the reverse order.
I wanted to add some more data to the above reasoning. I think a more subtle way to look at it, beside official tourist influx statistics (which have Paris 5 times more visited than Rome) is the number of queries on google where hotel rome gets an average search result of 1,000,000 per month (the most requested broad search on rome hotels) and hotel paris gets 2,240,000. Therefore we're looking at a figure slightly higher than the double, which frankly, looking at hotel prices makes more sense.
The next question is, if were getting closer to believing that we're looking at double demand, what it the offer on the table?
Paris Tourist Bureau says:
Paris has the widest choice of hotels in the world with a full range of prices, offering something for everyone. Choose from around 75,000 rooms in some 2,000 hotels, aparthotels, camp sites and other al fresco options, youth centres, apartment rentals or accommodation in private homes.
Regarding Rome I quote the NYTimes
Rome boasts 720 hotels and pensions with nearly 60,000 beds in more than 30,000 rooms. Most are in the medium-priced and upscale brackets (three stars to five stars in official listings); fewer than one fifth of all beds are in no-frills two-star and one-star hotels and boarding houses (or pensions).
So finally it all falls into place, Paris has 1,2 more tourists requests and roughly 1,5 more hotel accommodations.
Which of them capital cities needs our vacation rental services more than? I still think it's Rome.

Pourquoi déplacer 1300 kg pour transporter 70 kg (homme) ou 55 kg (dame) ? Pourquoi prendre un engin conçu pour 5 personnes rempli à 1,2 personnes ? Pourquoi ne voit-on pas d'embouteillages dans les pubs auto ? Pourquoi des pare-buffles quand l'animal le plus dangereux à Paris est le conducteur lui-même ? The Marais has become one of the most sought after quartiers of Paris, and needs no introduction ! Walk through the narrow medieval streets and each day another little treasure will be revealed – a splendid 17thC ‘Hotel particulier’, an open door onto an unsuspected cobbled courtyard awash with colourful flower pots, a half timbered house dating back to the 13th c, a bench under a lime tree in a tiny public garden.
